4640 Brandy Oak Court Garage Floor Stain

The garage walls of 4640 Brandy Oak Court were painted in October 2012. Two walls were painted with Benjamin Moore Aura Waterborne Interior Paint HC-137 Mill Springs Blue. An accent wall was painted with Sherwin-Williams SW6824 Forget-Me-Not Paint. Check out those two blog posts about the paint job and you can see what the garage floor looked like before it was stained.

I had wanted to paint the floor after I painted the garage walls, but I never found the time. Probably the most fun surface to paint in a house is the garage floor. It's a pretty straight forward job with a nice square flat surface. It is important that you thoroughly clean the floor first.

Since the floor already had a sealer coat, we opted to use Behr Premium Floor Coatings Solid Color Concrete Stain in #PFC-63 Slate Gray. We picked it up from our local Home Depot for $27.98 a gallon.

Slate Gray is a perfect color for concrete! It matches up with the painted patio slab in the back yard. And, it complements the sidewalk and front porch area concrete which is painted in a mid-tone to light gray.

Aside from the paint, the must-have necessity item for painting a garage floor is the extension pole. We used one that reaches to 12 ft. I can't imagine painting a garage floor without such a device!

The weather was a bit brisk when the stain went down. Normally, we would opt to paint in warmer temperatures. Despite the chilly weather, our garage is well-ventilated, and it was a clear and rather calm day. So the stain went on like butter and dried fairly rapidly.

Take a look at that garage floor. You can see the comparison of colors against the accent wall painted with Sherwin-Williams SW6824 Forget-Me-Not Paint. The deep eggplant purple blends well with the slate gray.

4640 Brandy Oak Court Interior Paint

A rather big improvement to 4640 Brandy Oak Court was the interior painting. Three estimates were requested and there was a bit of variance in price. Talking with our real estate agent, Jim Zeller, from Watson Realty, we opted to go with his recommendation, "John Rios with Color Wave Painting might not have the lowest price, but he does an excellent job."

For this painting project, we wanted the entire ceiling painted along with two coats of paint on the walls. What was in our favor was the quick timeline. An estimate was secured on Friday evening, June 3rd, and the painting commenced the next day, June 4th!

We had just closed on the house, so the house was empty and ready for painting! In order to facilitate a smooth project, a five page color guide was prepared. Coincidentally, we had selected Sherwin-Williams colors - and that was the type of paint that Color Wave would be using! We were on the same page with our paint. Welcome to our Sherwin-Williams interior!

SHERWIN-WILLIAMS COLOR GUIDE

To prepare our color guide, we used the interior pictures from the listing. On each page of our color guide, we had the interior room thumbnails along with the selected paint color. This handy five-page guide helped make our paint project a smooth one.

If you look closely at the five-page guide pictures, you can see the before shots of the interior. There were a lot of interesting colors to cover!

The main area of the house, including the kitchen, dining area, laundry room, entrance hallway, and living room were to be painted with SW6134 Netsuke. It is an interesting tan color that has a hint of yellow or gold tone. We weren't sure of the color when it was being trimmed in as it contrasted with the pinkish-tan color that was on the wall. Once this area of the house was painted, it was a perfect choice.

Living in Jacksonville, Florida, there isn't a more perfect yellow color than SW6908 Fun Yellow. This color was selected for the master bedroom, master bathroom and walk-in closet. If you enjoy waking up to sunshine each morning, this is your color! It is not too bright, but has just the right level of yellow tones.

SW6716 Dancing Green was selected for the two guest bedrooms, guest closets, hallway, coat and linen closets, and guest bathroom. Once that color went on the walls, it was love at first sight. We were also seeing a lot of this color on HGTV! We picked a trendy color.

We knew we wanted some teal in our Jacksonville home. It came in the color of SW6751 Refresh. That was the color selected for the finished Florida Room.

In the swing room -- a room that can be the fourth bedroom or a formal dining room, study, den or office -- we picked a unique color. Last, but certainly not the least, is SW6824 Forget-Me-Not. Oh my! What a beautiful color. We weren't sure if the color would be too dark. The color we had to cover was a deep military gray. It was pretty dark. After this color went on, there were a lot of "ohs and ahs" from our painters. They loved it too! And, this paint was used to create an accent wall in the garage!

4640 Brandy Oak Court Water Oak Trees

Beautifying a home's exterior appearance can sometimes involve removing overgrown, mature trees. Once upon a time, in the back yard of the home at 4640 Brandy Oak Court, there were three large water oak trees. These trees produced a lot of nuts and leaves to rake. And, in the Fall, there would be a pinging serenade when those nuts would hit the roof of the Florida Room.

Before the tree removal project was undertaken, we opted to have some aggressive tree trimming to prune away the limbs and branches that were overhanging the roof. In the picture above, you can see the before on the left vs. the after on the right of the November 2011 tree trimming. The tree trimming service used was Camden & Son Tree Service.

That tree trimming cost $400 and was a bit more liberal with the amount of branches and limbs removed. However, within months, we made the decision to take out those 3 multiple water oaks.

Two of the large water oaks were multiple, split bases and the third was a singular tree. Taking out all these trees was an important decision to be completed before a new roof would be undertaken!

The day of the water oak trees removal was a beautifully sunny day and thankfully not too hot. It was Friday, July 6, 2012 - right after the fourth of July! About half way through the project that day, we opted to add the third three.

That was a lot of saw dust and major sized pieces of tree in the back yard.

Approaching the end of the afternoon, all the trees had been cut to the ground and it was a matter of cleanup.

The regular sized branches were put through the wood chipper whilst the bigger pieces were hauled away for disposal. In the picture of the Camden and Son wood chipper, you can see a box at the curb with one of the old toilets. Both old-fashioned toilets were replaced about the same time as the tree service. The new toilets are Glacier Bay elongated white porcelain.

By evening time, some 10 hours later, the back yard sported three water oak tree stumps. The stump grinding would be performed by another company within the week.

Camden and Son Tree Service charged $2,050 for the three water oak trees removal. That was a total of $2,450 for tree trimming and removal.

In the before and after pictures from the front of 4640 Brandy Oak Court, you can see the dramatic effect of removing 3 large, multiple water oaks. The after shot was taken soon after the tree removal and well before the roof project.

Looking back at the two trees project using Camden and Son, it was the best decision we could have made. Not only did it open up the back yard and bring in more sunlight, but it greatly reduced all the leaves and nuts that needed to be picked up. Additionally, the tree removals benefited the placement of the privacy fence in the side yard.

P.S. Another large tree project had been undertaken prior to this job. Across the back of the property are nine crepe myrtle trees which had never been pruned. That project took over three months to prune the 30-50 ft. limbs!

4640 Brandy Oak Court Fence

We are talking about that fabulous privacy fence at 4640 Brandy Oak Court. Hey, first of all -- thank you to my neighbors who have been reading this blog and my other blog! In particular, how does my blog post and photos look on an Apple iPad? Do you get good reception with Comcast? Are my pictures big enough for you to see? Let me know! So, back to this FSBO fabulous house with the attractive privacy fence. Driving around Jacksonville, Florida, you get to see a lot of different types and styles of fences. When it comes to privacy fences, you can't beat board on board, pressure-treated pine. I believe in paying a bit more for a quality fence done by a professional. Homeowners will try to save some money and do it yourself with fence panels and materials from Home Depot or Lowe's. Too many times, those less expensive wood panels are thinner wood with less expensive nails that will rust.

I had been contemplating doing a fence at 4640 Brandy Oak Court for some time. It just wasn't in the budget. I knew that I didn't want a DIY fence project for my home, especially considering the beautiful roof I had installed in December 2012. Why cut corners on price when all other improvements were quality jobs?

Researching fence companies in Jacksonville, Florida, I settled on Duval Fence Inc.

Quote: Furnish and install 96 ft. of 6 ft. high pressure treated board on board (1" x 6" x 6 ft.) dogear top. Two - 4 ft. wide x 6 ft. high single swing walk gate. Each gate has a 1" metal frame 6" x 10 ft. gate post (bevel top). Price includes material and installation. Terms: 50% down; balance on completion.

When the fence quote came in, I must admit I was pretty surprised by the price! Twenty-three hundred dollars [$2,300] is a lot of money! The last time I had a privacy fence installed, it was for a townhouse that had a small backyard. For my yard, we were talking about some 96 ft. of fence with two gates.

Again, I had to submit my fence project to our HOA who took a few extra days to approve. Duval Fence had about a two week delay between acceptance, with payment of one half down payment, and the initial start of the job.

On November 7, 2013, around mid-day, the fence installers arrived. They spent the afternoon digging and installing all the fence posts. I had already prepped the area for the fence posts, so that helped to make the dig run smoothly. Here's a shot of the fence posts installed down the side of the property.

Friday morning, November 8th, the two fence installers arrived bright and early in the morning. They started on the side yard installing the fence panels.

After the fence panels and gate were installed in the side yard, it made the yard feel bigger! That side yard has a walking path of 15.6" red brick stepping stones along with mexican petunias and 100% cypress mulch.

In the picture above, you get an inside view of the fence panels. The next door neighbor gets a different view and gets to appreciate the clean look of the pressure-treated, board on board pine. Normally, some neighbors will share in the expense of a side yard fence. However, I wasn't able to secure any contribution from my neighbor for this fence. I bore the $2,300 expense out of my own budget.

There's another view of the fence at the left side of the house. I've got to tell you that I truly LOVE those fence gates! They are a work of art and a creation of the principals at Duval Fence.

That's a view of the fence gate at the right side of the house. Isn't that a work of art? I think so! It really does a lot to add some extra style to the curb appeal of this beautiful home.

In this last picture, you get a good view of the front of this beautiful home along with a view of the new Storm Cloud roof and the fence gate on the right side.

I am happy to say that this fence project came in on budget at $2,300 and was completed by Duval Fence in a day and a half. The only issue that I had was having to call AT&T to come out and give me a new cable to the house since the installation of the fence posts at the right side of the house cut the cable! Luckily, I got an AT&T tech out the same day.

4640 Brandy Oak Court Roof

In December 2012, a new roof was installed at 4640 Brandy Oak Court by Top Gun Roofing to the tune of $10,500. Probably the most significant improvement to the exterior of a home is the roof. Depending upon what type and color of roofing materials you opt to have installed, it can make a dramatic effect on your home's exterior appearance.

A roof is an expensive improvement to one's home so it is important to hire a reputable firm and equally important that you select quality roofing materials. When I bought this home in June 2011, I knew it needed a new roof. My agent probably should have been more firm with the sellers to insist that the roof was replaced as part of the sale.

One year later, I began making plans to have the roof replaced within the following year. At that time, I wasn't sure what type of roofing shingles I wanted. That was, until one day I saw a funny TV commercial for Farmer's Insurance with a fiddler on the roof. In the commercial, the actors are photographed on top of a roof. I knew instantly that was the roof I wanted.

In November 2012 I secured three roofing quotes. It was curious that some of the companies I originally wanted to have quote the roof were no longer in business! When it came to selecting the right company for the job, I opted to go with Top Gun Roofing, Inc. Once I got my ARC approval for the project, I was able to get the roof scheduled within one month of the quote.

I was happy that Top Gun Roofing could provide the Owens-Corning TruDefinition Duration Storm Cloud architectural shingles. Plus it was important that they are a Owens-Corning Preferred Contractor.

That's a close-up view of those Storm Cloud architectural shingles. These shingles have a wind resistance of 130 mph and algae resistance of 10 years. The variety of colors are a good match for the exterior of my home as I have light gray vinyl siding along with red and gray brick.

It's pretty amazing these days how quickly an old roof can come off and a new roof can be installed. The weather was perfect for the day and a half installation. They started the job bright an early on a Friday morning in early December 2012. On Saturday, the installers were finished by mid-day! You can see the Top Gun Roofing "dumpster" on wheels! It makes for efficient cleanups and hauling away of old materials.

The roof project came in on budget, matching the quoted price of $10,500. I am so happy that I opted to have the job done by Top Gun Roofing. And, I am even happier that I got the Owens-Corning TruDefinition Duration Storm Cloud Architectural Shingles. You wouldn't believe all the compliments that I get on my roof! Thus far, it is the only Storm Cloud roof in Sutton Oaks. However, I have been seeing a few other stylish people's homes throughout Jacksonville with Storm Cloud on top! Good choice, I say.

Now, that was another "improvement" to 4640 Brandy Oak Ct. Taking out the three large multiple water oaks was a big all-day project that cost $2,450.
