Relisted For Sale By Owner in Mandarin Florida

RELISTED! For Sale By Owner - Jacksonville, Florida presents this attractive home with great curb appeal at 4640 Brandy Oak Court located in the suburb of Mandarin, Florida. We had taken this lovely home off the market and have been awaiting for a better recovery of the real estate market. What a perfect time to buy! And, you will appreciate all the extra curb appeal this home exhibits. Not to mention all the extra touches to the yard behind that beautiful privacy fence.

Since the original listing of this home, more exterior yard work projects have been undertaken. There are now three accent gardens in the front yard. At the right side of the house, next to the privacy gate, is a triangular flower accent garden with pavers and edging stone. At the left curb side of the house, there is a square accent garden with red mulch, edging stone, and dwarf jasmine ground cover.

In January, 2015, the large Drake Chinese Elm tree was removed from the front yard. Many of our neighbors have stopped by to tell us just how fabulous the house and yard now look without that tree.

4640 Brandy Oak Court Drake Chinese Elm Tree

On January 16, 2015, the Drake Chinese Elm Tree in the front yard of 4640 Brandy Oak Ct. was removed. Camden and Son Tree Service came out, on that day, to quote a trimming. After a bit of conversation with Diane Camden, it was decided that the tree would be removed. Without further discussion, the crew started on the tree removal.

The Drake Chinese Elm Tree has been reported to be an underused tree. After spending 4 seasons with this tree, I personally wouldn't plant it in my yard. And, especially, I would NOT plant this tree in my front yard.

What is wrong with this tree? Well, on the positive side, this was a beautiful tree to look at. I had trimmed the canopy each year so that it had a beautiful shape. Check the Google street maps to see an age progression on this tree. That tree had the most interesting shape to the base. It rather reminded me of a torso of a woman.

On the negative side!!! Oh my, but 4 seasons of pulling little seedlings from the front, back and side yards got to be a bit much. There were trillions and more little wafer-like seeds that dropped from this tree and blew everywhere. Like a carpet, it covered the yard to eventually become little seedlings - trillions and more of them! For the 4 seasons, I pulled those Drake Chinese Elm tree seedlings by hand. I'm still doing that now!

If you have never had the experience of pulling these seedlings or cleaning up the many seeds, you can't appreciate the removal of that tree! It was about a two hour job that cost $475.00. When I think of all the hours, over those 4 seasons, that I spent cleaning up after this tree, I should have taken it out the first season!

The stump will be removed next and we will be putting down sod in that area. It was suggested to let the new owners decide if they want to put in another tree in that spot. I was thinking that a Sago Palm or small dwarf tree might be nice - something that doesn't get too big to hide this beautiful home!

Check out the house!

With the Drake Chinese Elm tree removed, you get a better view of the house. When I have been out in the front yard working, so many people have stopped to tell me, "you have a beautiful home!" Well, now you can really see it!
