Relisted For Sale By Owner in Mandarin Florida

Enhancements!

ROOF. The new roof was installed by Top Gun Roofing in December 2012. It is done in the stylish TruDefinition® Duration® Designer Colors Collection AR - "Storm Cloud" architectural shingles. This roof appeals to those with the designer touch. This is a $10,500 improvement.

FENCE. In November 2013, a privacy fence was installed by Duval Fence, Inc. It is a 6 ft. board-on-board, pressure-treated pine fence with two gated fronts. Without a doubt, it is the best looking fence in Sutton Oaks! This is a $2,300 improvement.

PAINT. The interior was completely painted, including the ceilings, by Color Wave Painting and Decor for $3,100. The color palette included Cottage Chic colors from Sherwin-Williams: SW6134 Netsuke, SW6908 Fun Yellow, SW6716 Dancing Green, SW6751 Refresh, and SW6824 Forget-Me-Not. The garage was also painted with an accent wall of SW6824 Forget-Me-Not and two walls of Benjamin-Moore HC-137 Mill Springs Blue. Outside, the front walkway and concrete entrance was painted with a light gray color along with the back yard patio slab. And, recently the garage floor was painted with a light gray stain.

LANDSCAPING. The front yard has some new sod along with a Mexican Petunia garden with red mulch, red patio stone and red and gray brick pavers. A pretty Drake Elm provides an attractive canopy to the front yard. Shrubbery along the front of the home has been artfully pruned to accent the brick front. On the westside of the home, the side yard sports another attractive Mexican Petunia garden. On the eastside of the home, the side yard has a pathway of 15.6" red stepping stones with 100% cypress mulch and more Mexican Petunias. In the back yard is a plot reserved for the sunflower garden which sported over 100 plants from seeds in 2013. An additional garden near the Florida Room sports daisy bushes and Gaillardia Pulchella. Landscaping and garden improvements total over $1,800 for 2011-2014. Yard expenses for 2011 were approximately $270; 2012 yard expenses were some $830, whilst 2013 yard expenses nearly doubled that amount at $1,615. 2014 yard expenses totaled $1,361 and 2015 yard expenses through April were $599.

TREE REMOVAL. In the back yard, 3 large, multiple water oaks were removed by Camden and Son Tree Service in July 2012 for $2,450. Across the back of the property, nine crepe myrtle trees have been pruned - those had never been pruned by the previous owners! In January 2015, he large Drake Chinese Elm tree in the front yard was removed with stump grinding for a total of $550. After that tree removal, a good deal of sod was laid in the front yard.

Tallying all the extra work done to this beautiful home, the tab is well over $25,000. As of January, 2014 we were reporting a minimum of $20,150* of improvements and enhancements made by me to this beautiful home! And, that doesn't include the previous improvements and enhancements of the tile throughout, upgraded kitchen, and finished Florida Room. It is a Lifetime Enclosures 198 sq. ft.
